A new way of earning money is becoming popular with owners of suburban areas: they build two or three houses on their land at once in order to rent them out for the weekend. However, this is more likely a way to preserve savings than a business that promises large profits, experts say.

The simplest "shed" with amenities on the street is indispensable, says Semyon Goglev, Director for Strategic Development of the Association of Wooden Housing Construction - such houses will be mostly empty. Residents of megacities are accustomed to comfort. And less demanding tenants who want to go out into the countryside at low cost are more likely to go camping with tents than pay for a house. And the second is much more full," Goglev gives an example.

Homes for rent can be divided into two classes. It can be a chic cottage that is rented for a wedding, corporate party or New Year's. But its tenants need a separate plot. Or it is a relatively modest home rented by a family for a short break. There may be just two or three of them on the site. The house should have at least a sufficient number of sleeping places for a family, a small living room, a kitchen, one or two bathrooms, running water and sewerage. The minimum cost of building such a building is from 2-3 million rubles.

Ordinary country houses without amenities, which are rented not for rent, but for a month for only 20 thousand rubles, are not in great demand, says Maria Zhukova, managing director of Miel. They are rented not by vacationers, but mainly by teams of builders who work nearby.

To build 2-3 houses, the site must be from 8-10 acres, Goglev said. And always with a "twist" - either near a beautiful forest, a pond, a picturesque view, or within walking distance of tourist attractions - for example, in the Moscow region it can be the estate "Arkhangelskoye", Sergiev Posad, Abramtsevo. Many are attracted by the opportunity to walk around famous places not during rush hour.

This way of earning money is not passive income. The owner will either have to hire staff and pay him, or be always there: move in or see off the tenants, do the cleaning, solve minor problems of the guests. Consider utility bills - if you heat the house with electric heaters, rather than gas, the bills can be very solid.

This is a good way to save money and generate income for those who already live in the same village, Goglev said. He can invest in an empty plot nearby, receive income, and, if necessary, sell it in the future.

It is easier to build a house for several apartments on the site and rent them out for a long-term lease, Zhukova notes. However, this option is only possible near big cities or in popular holiday destinations.
